Neshkin Construction Company was started in 1939 by Phil Neshkin as a family owned and operated business that specializes in commercial and industrial construction throughout Northern Ohio. Neshkin continues to follow Phil’s values and philosophy of creating value for its customers through quality work and honesty. These values continue with today’s leadership as Neshkin has successfully completed millions of square feet of retail, restaurant, office, medical, and industrial construction projects. SERVICES
Preconstruction
Neshkin offers Pre-construction services to assist clients in making the difficult decision if the location works best for their needs or if the costs are within the budget. We will provide upfront project estimating services, assist in site and location selection and preliminary milestone scheduling
Landlord Representation
As a Landlord Representative Neshkin will assist in preliminary budget estimates, make cost saving suggestions and provide schedule milestones to assist in executing a lease with a tenant. We will prepare the necessary “Work Letter” needed in the Lease documents to eliminate any confusion as to the Landlords responsibility. We can recommend Architects best suited for the project and once the drawings are completed, we will review the drawings on the Landlords behalf to confirm they meet the intent of the “Work Letter” and are within the budget assumptions. We will then provide a hard bid to complete the project on the Landlords behalf.
Tenant Representation
As a Tenant Rep Neshkin will assist in preliminary budget estimates, make cost saving suggestions to assist in keeping within the tenant allowance and provide schedule milestones. We can review and make suggestions to the “Work Letter” in the Lease documents to insure you are protected. We can recommend Architects best suited for your project. We will work with the architect to review the drawings on the Tenants behalf and make cost savings suggestions if needed. We will also review the drawings to confirm the meet the intent of the lease “Work Letter”. Neshkin can assist in recommending vendors that will be needed to complete you new location such as voice data cabling, audio visual and access controls. We will then provide a hard bid to complete the project on the Tenants behalf.
Construction Management
Engage Neshkin during project inception to work alongside the architect and owner to provide construction guidance. In a Construction Management role, we will assist in project budgeting from inception to evaluate the design vs. the budget before budget issues arrive. As a Construction Manager we will work with the team to prepare preliminary schedules, recommend early bid packages, identify long lead-items, review drawings for constructability and provide value engineering suggestions all of which assist in finding cost savings suggestions early in the project. We will prequalify subcontractors based on the projects size and complexity and complete the construction of the project on a cost-plus open book basis.
General Contractor
Neshkin is a licensed, register and insured General Contractor that has been in business for over 80 years. We provide General Contracting services throughout all of Ohio and the surrounding states. We have extensive experience with working with Building Owners, Tenants, Landlords and Owners Representees. Over the 80 years in business Neshkin has develop strong working relationships with the most qualified subcontractors in the area. With these relationships we are able to provide highly competitive pricing from qualified subcontractors.
Design Build
Our Design Build services are best suited for smaller projects with extremely tight schedules and without a lot of detailed design elements. Typical design build project involves a pre-engineered metal building system used in mixed use industrial or warehouse facilities. Neshkin will engage an architectural/engineering and pre-engineered building team best suited for the project based on size and past experience.
